What is the UAE Golden Visa?
The Golden Visa is a 10-year, renewable UAE residence visa. Unlike a standard residence visa, it does not depend on an employer sponsor. Holders can also sponsor eligible family members for residency. In Dubai, property owners apply through the Dubai Land Department, with the residency side handled by the General Directorate of Residency and Foreigners Affairs (GDRFA).
The property requirement: AED 2 million
To qualify through real estate, you need to own property in Dubai with a value of AED 2 million or more, as certified by the Dubai Land Department. A few points are worth knowing:
- Several properties can count. The threshold can be met with more than one property, as long as the combined value reaches AED 2 million.
- Joint ownership. If you own a property with someone else, your own share needs to be worth AED 2 million or more.
- Off-plan can qualify. Off-plan property registered in your name can count towards the threshold.
- Mortgaged property can qualify. You will need a letter or no objection certificate from your bank.
What changed in 2026
Until early 2026, buyers using a mortgage generally had to have paid a substantial part of the price, often described as at least 50%, before they could apply. From February 2026 the assessment is based on the Dubai Land Department value of the property rather than the amount already paid. In practice this means more mortgage and off-plan buyers can apply sooner.

How to apply
- Buy property, or a combination of properties, with a Dubai Land Department value of AED 2 million or more.
- Gather your documents. These usually include your title deed or Oqood registration, passport, a recent photo and, for mortgaged property, a letter from your bank.
- Apply through the Dubai Land Department’s property investor service and pay the government fees.
- Complete the residency steps with GDRFA, including the medical test and Emirates ID biometrics.
- Once approved, add eligible family members to your sponsorship.
